PROPOSED REZONING – 2303 199 Street NW

The current zone is the agriculture Zone (AG) and the proposed zone is the Riverview Town Residential Zone (RTCR) which would allow:

Building Height Clarification:

  • The RTCR zone has a maximum height of 50m (15 Stories).
  • However, there is no intention of exceeding a wood-frame structure at this time.
  • The maximum wood-framed product development allowed is a 6-storey building.

Highest Anticipated Density:

  • The highest expected density currently is 6 stories.
  • A building taller than 6 stories is not expected for the site at this time.

Sun Shadowing Analysis:

  • The city does mandate a sun shadow analysis for higher-density development near existing residential areas.
  • This analysis helps to inform the permitted building height for the zone.

K-9 Catholic School Coming to Rivers Edge

Design funding has been announced for a new Catholic K-9 school across Maskekosikh Trail in Rivers Edge. Design funding means that the Catholic School Board can do all the necessary work required to prepare for future construction. More information will be shared as planning progresses.

Visit Big Island Provincial Park!

The Government of Alberta, the City of Edmonton, and Enoch Cree Nation have partnered to create Big Island Provincial Park. Established in 2023, the 79 hectare park is located in Southwest Edmonton on the North Saskatchewan River. Just minutes away from The Uplands at Riverview, planning for land access is underway and the park can be accessed via the river in the meantime.

Maskêkosihk Trail is now open

Maskekosihk Trail opened in 2022 and provides improved access to the community for residents. The road connects Rivers Edge directly to Anthony Henday Drive giving residents comfortable connectivity to all the City has to offer. This 2-kilometre stretch of arterial road is the first major roadway in the City of Edmonton to be given a name in honour of the Cree First Nations. Maskêkosihk is pronounced as Muss-Kay-Go-Sik.
